Maintenance, service and controls
For Renton and south King County offices, light industrial units, clinics, retail and managed portfolios.
Planned maintenance
Written against the unit, not the invoice
Two visits a year suits most buildings here: cooling before summer and heating before winter, with filter intervals set by how fast each area actually loads them.
Every visit is recorded per unit — what was done, what was found, what needs attention and roughly when — which is what turns a contract into a plan.
Buildings
Who we look after
- Offices and suitesZones that disagree, schedules from a previous tenant, and a room that is always the complaint.
- Light industrialUnit heaters, ventilation, process heat and an office at the front with a different load entirely.
- Clinics and labsSteady conditions, quiet equipment and spaces that cannot simply be switched off at night.
- Retail and trade countersDoors open to the weather, and a floor that still has to be comfortable.
Controls
Where the cheap improvements are
Occupied hours that match how the building is used, setpoints that are not fighting each other, sensors in sensible places, and equipment-room cooling that is not tied to a building schedule which switches off at seven.
We check those before recommending equipment, because they cost hours rather than thousands.
Planning
What the record gives you
- An orderWhich units are nearest the end, so budget follows condition rather than whichever failed first.
- Lead timesCurb adapters, crane access and electrical work all take arranging. Knowing early keeps a change-out out of August.
- Fewer surprisesWhen a tenant changes, you already know what serves the space and what it can carry.
- EvidenceService history matters for warranty claims and for disputes.
