A cupboard with a rack in it is a load, not a room
Comms and server rooms run all year, do not care what the weather is doing, and are usually cooled by whatever was easiest at the time — often a split head on a building system that switches off at night.
The check estimates the heat going into the room and says what that means for the equipment serving it.
The first visit, in four parts
- Walk the buildingRoof, plant spaces, equipment rooms and the areas people complain about.
- Record the equipmentMake, size, age, refrigerant and condition, with photographs.
- Agree the schedulePer unit and per area, with intervals that match how each one is used.
- Write the planWhat needs attention now, what needs budgeting, and what can be left alone.
Before you call
Our server room gets hot at weekends. Why?
Almost always because its cooling is on the building schedule and the building switches off. The equipment does not. Either the room needs its own cooling or that zone has to be taken out of the schedule.
How much cooling does a small comms room need?
Start from the electrical load in the room: that power becomes heat. Our equipment room check turns kilowatts into BTU/h and a rough capacity, and says what else has to be decided.
What does your maintenance cover?
Filters, coils, drains, belts, electrical checks, safeties and control settings — two seasonal visits as standard, written up against each unit with what changed.
Do you work on houses?
Yes: heat pumps, furnaces, controls and duct work, with the same instruments and written prices.
Can you look after several buildings?
Yes — one record, one process and one number, with reports per building. Say so when you enquire, because a portfolio survey is organised differently.
Which areas do you cover?
